The Scottish islands hold endless appeal for anyone looking for a remote getaway surrounded by flora, fauna and wildlife, but there is a chance of making that your every day life with the sale of Mullagrach, an island in Scotland's Summer Isles which has come on the market for £500,000. This price, which is well under the average price for lots of houses in many UK towns and cities, gets you an abundance of space and a lot of peace – but also some logistical considerations.

Mullagrach is located in the Summer Isles – part of the Wester Ross Marine Protected Area, which is very popular for kayaking, diving and sea fishing, and has sandy beaches along the often rugged coastline – and accessible only by a 35 minute boat ride from Old Dorney Harbour on the northwest Highland mainland. The nearest large city is Inverness, which is 80 miles and a two hour trip from the island, so whoever takes it on will need to be prepared when it comes to getting a weekly food shop in – or be handy with a fishing rod and setting up a kitchen garden.

Anyone interested in viewing the island has to contend with a boat ride and then access to the island from the jetty is currently via a ladder – and any trip there is weather-permitting. Once on Mullagrach, there are simply birds and a cabin on its 89 acre plot. The cabin is a heather-roofed bothy-style affair, with a humble interior comprising kitchenette and two box beds all in one wood-clad space. It has power via its solar panels, an outdoor composting toilet and all water is bottled (though rainwater is collected) but it is a peaceful idyll looking out over the sea which provides a lovely retreat from the world.

Alongside the island, Mullagrach house is also for sale for £395,000, though the owners will sell both island and house for a joint £895,000 price. The house is not in fact on Mullagrach, but rather the neighbouring hamlet of Polbain on the Coigach peninsula.
